90 Braintree entails the clearing of an existing commercial building to make way for a contextually-rich, multi-family residential building. The new development will bring a 111-unit mix of market rate and affordable residences; artist workspace; at- and below-grade parking; and 9,500 SF of open amenity space for residents.
The project also puts pedestrian zone enhancements at the forefront of its design. The space plan includes an outdoor gathering area adjacent to the neighboring Penniman Park, providing opportunities for an outdoor gallery space, public art shows, or local artist installations. In addition to this, continuous concrete walkways, custom seating, flowering trees, artist sculptures, and screen fencing with vine plantings create an engaging streetscape with a focus on placekeeping Allston’s rich arts and culture scene.
