E. Dedham Street Construction Updates

Construction of E. Dedham Street is well underway in Boston’s South End. The 44-unit residential building on E. Dedham Street represents an ambitious exploration of what it means to “build from within". While the historic early-1900s shell will be preserved and revitalized with masonry restoration and new energy-efficient windows, the building’s interior is undergoing a full demolition and complete reconstruction.

Over the last century, the five-story structure has housed a variety of owners and uses, beginning with its original purpose as a stable and blacksmith shop. RODE’s intervention, in collaboration with New Boston Ventures and Holland Construction, reimagines the previously abandoned building as 44 new residential units, including five affordable artist studios and 39 market-rate condominiums, along with a small ground-floor retail space anticipated to activate the corner of E. Dedham & Albany Street.

One of the project’s first major construction milestones was the completion of the two concrete block stair cores and the building’s elevator shaft. More recently, the steel and concrete podium at Level 2 was completed, and wood framing has begun within the confines of the existing masonry walls. As of early spring, framing of the demising walls and floor assemblies is nearing completion, while plumbing crews have begun installing the underground utilities. With all-eyes on a major ground-level concrete slab pour scheduled in the coming weeks, the team is focused on final coordination and site preparation.

As construction continues to advance, the team is looking ahead to completion of the rear façade addition, which will feature a new rainscreen wall clad in fiber cement siding. Once the rear wall is complete, the next major milestone will be installation of the new roof, which will allow the project team to shift its focus more to interior construction.
